Renovations

How time flies - almost a month since my last post.

I'm in the midst of working with my designer on the renovation plans of my new house. Going to do some restructuring as the current layout is not very optimal.

Some background - bought a double storey terrace corner lot, the layout is a pretty standard terrace house design. Unfortunately, the previous owner had done some extensions that are not pretty - it looks like it was done without much thought or planning into it.

So we're have to break down quite a number of walls to create an open plan space downstairs - dry kitchen, dining, entrance foyer, formal sitting and casual lounge area all into a seamless design while keeping the costs down!!

Upstairs, the master bathroom was "remodelled" (if you can call it that) into a heinous L-shaped ... thing! So that is going to need some major work and we're knocking down one room wall to turn it into a central open family lounge area between the rooms.

Going back downstairs, we're going to 'push' the current downstairs general room to the back and widen it too, so that that it is bigger and can function as either a generous study, granny flat or guest room.

Talking money-wise: the cost of demolishing the existing structures and removing the hideous stuff left behind (sorry, I had a bad experience with this seller, so my outlet is to call out the bad taste he has - which is indicative of his character!) comes up to about 16K. This includes removing the huge trees outside the property that is creating havoc with the drains, attracting rodents and fire ants.

Then structure work is about 40K.

Tiling works about 15K (though I'm still negotiating / clarifying on that cos I don't think the square footage is as much as he thinks it is).

Plumbing and electrical is another 25K and the supply of doors, windows, grills another 10K or so. Then marble polishing and painting is another 10K.

And this is considered a fairly BASIC renovation which comes up to over 100K. My original specs to him which had upstairs extensions and other stuff came up to RM205,000. Yeah... the cost of an apartment for renovations.

So there you go... just thought I'd share because I tried doing research on how much it would cost to do something like this but not a lot of info out there.

Here's looking forward to a smooth renovation, he's a good guy, he did my first apartment and I'm happy with his work so yeah... hope all goes well :)
