Serini Melawati - new launch

A new condo launch in Melawati by Sime Darby, I didn't know about it but just so happened to drive by the showroom as it was being constructed; then my mum told me that the launch event was on Saturday the 24th. Didn't have time to go on the 1st day but managed to make it today, the 26th. First impression is that the development seems pretty decent.  An overview from the brochure: Here is the location within Melawati: hehe my scanner truncated it somewhat, the dark green area next to the planned 30 storey apartment is going to be the new Melawati Ma ll (a Capital Mall project). Heh? Interesting... a new billboard advertising Nadayu 62 is up next to the MRR2 Highway but scant details; just a mobile number to "register". Went online but nothing about it on Nadayu's own website but on iProperty there is a lot of details with one intriguing disclaimer: Sorry, the new property listing you're trying to view is no longer active. This may mean that the listing that you searched for has expired or the property has been taken off our search result listing. This condo development has been in my sights like forever, ever since it was launched. Love the location and the concept - at the time of the launch, it was going for about RM600,000+ (about RM660K if memory serves me correctly). Unfortunately, couldn't afford it then. A number of years passed and with some cash now, I revisited the place and it is still good. Sub-sale price of about RM880,000 - some sellers were pushing at close to a million but the agent told me that he felt that was rather overpriced. Basics of the unit:  - about 2,000 sq ft  - 3 bedrooms + 1 utility/maids room  - master bedroom comes with walk-in wardrobe  - shared bathroom between the 2 standard bedrooms is huge  - rectangular layout that is markedly different from the standard condo and maximises space  - long balcony and glass panel door along (est)  60% of the length of the condo to capitalise on the view of the mountains beyond  - dry kitchen and wet kitchen ...

Viewing properties: The Veo, Desa Melawati

So I toddled along to the sales gallery for the launch of the Veo which is a high-rise condo in Desa Melawati - north of Taman Melawati proper, it would actually face Tmn Melati across from the MRR2, hence it is close to the exit into the Karak Highway. The developer is Sime Darby and they've launch Tower B ( a calculated move ) which is set slightly back from the main highway, in front of it is the planned Tower A ( with better KLCC views, higher price later natch! ) and the delayed Quarza project which is a commercial development - all by Sime Darby. Onto the Veo itself, it is a mixed bag... lots of 1-bedrooms, posh-ish studio type units at around 700+ square feet going for around RM0.5 million. Then there are the much larger units around 2,000++ square feet including one layout that has the very in-trend dual entrance for the main family unit plus granny flat / bachelor or bachelorette pad, it is a good concept. In my seemingly never ending quest to purchase another property, I thought I might as well document my thoughts here on what I've seen so far.. sort of like a reminder / diary for myself. Age IS catching up after all! OK, so went to have a look at the Type A unit in 3 Residen which is 1,389 sq ft with an asking price of RM700,000. I've been to the launch of this development a number of years back and have seen the show unit. Now, finally having a look at the completed one. The positive: The location in Melawati is not bad, in that it is next to the hills so there is some greenery that is unlikely to be torn down The large foyer is a unique feature and does set the unit back away from the common area, so there is some sense of additional private space before you enter the unit proper - although one could also say that it is a waste of space.
