Popular developments based on my articles' views

A simple correlation - the more views a post gets, means more people are interested in finding out more about that particular subject.

Most readers land on my page via Google - although it seems that some people actually come to my blog by typing in the title, meaning repeat readers! Awww I love you guys! muah muah!

So here are the "hottest" properties that get the most hits here:

  5. Picasso Residence
Astoria is not that popular despite being a new launch - could be a niche thing.

Nadayu and Arte+ also have lukewarm hits, also could be due to being niche

There you go - those are the popular developments (or the only ones!) around this Ampang/UK/Wangsa Maju area :)

I don't know whether this is related or not. We (me and my wife) are in the midst of evaluating two property in Kajang area. One is a condo (1250sft) in Mutiara Heights develop by TLS and another one is maybe a service apartment (1087sft) in Saujana Impian.

This will be our 1st purchase for property for own stay but we are stuck in the cross road whether to choose the Oasis 1 (1250sft) develop by TLS group or Mahogany Park (1087sft) develop by Sime Darby Property.

The concerns are mainly on the Oasis 1 being high density condominium which is built in soon to be high density area with 2 other condos built by the same company and their sales people said that an interchange or fly-over will be build to connect the area with SiLK highway. Currently, to go out from the area, one need to make a u-turn and go to Kajang-Cheras highway which most likely will be jammed up at Saujana Impian traffic light.

Whilst, Mahogany Park (MP) is built within serene neighborhood of Saujana Impian and about 1.9km from the nearest MRT station but the drawback is the size is smaller about 163sft compared to the former.

In your opinion should i choose Oasis 1 or MP for own stay and should i take into consideration in term of the overall surrounding or the unit size

I'm so sorry but I'm not familiar with that area or the developments that you mentioned. There are so many factors to consider that I wouldn't dare comment.

However, judging from how you describe the 2,seems to me that you prefer MP :)

General rule of thumb for a 1st home: buy the one you like the most, preferably below your budget. Do not buy something over budget, no matter how much you like it.

Picasso Residence, Jalan Jelatek

A new development open for registration just appeared on Jln Jelatek. It looks interesting and the location is good but there are some risky aspects to consider. Details like floor plans and pricing are not available although it is said to be around RM750 psf which is considered "low" in relation to M-Suites which is about 300m away and going for RM1,200+ psf - of course there are other factors in play with regard to M-Suites. Anyway, the pros and cons of Picasso according to currently available information: Pro: Location - just off Jln Ampang, it is close to KLCC (about 3km). It has access to the Ampang Elevated Highway (the entrance to the highway is like only 30m from Picasso) and the DUKE. The Jelatek LRT station is a stones throw away. You can drive straight into the KLCC car park within 8 minutes if there is no traffic (and if you use the Smart Tag! LOL) from this property. Viewing properties: 3 Residen, Melawati

In my seemingly never ending quest to purchase another property, I thought I might as well document my thoughts here on what I've seen so far.. sort of like a reminder / diary for myself. Age IS catching up after all! OK, so went to have a look at the Type A unit in 3 Residen which is 1,389 sq ft with an asking price of RM700,000. I've been to the launch of this development a number of years back and have seen the show unit. Now, finally having a look at the completed one.
